Two BermaxHVAC technicians unloading a new furnace from the van outside a house

What it costs.

$13,782 to $16,565.

All prices plus HST.

That is every complete system we install, fitted and running. Not a starting point, not a range that moves once somebody has been round. The size of your home moves it by about a thousand dollars, and choosing a heat pump instead of air conditioning moves it by about sixteen hundred. There is nothing else to it.

Two ways to do it.

Same furnace, same two of us, same ten-year warranty. The only choice is what sits outside.

Furnace and air conditioning

$13,782 to $14,758 plus HST, depending on the size of your home

Gas heat through the winter, a matched air conditioner for the summer. The pairing most homes around here have had for thirty years, done properly.

  • High-efficiency two-stage gas furnace
  • Matched central air conditioner
  • Matched cased coil

Furnace and cold-climate heat pump

$15,337 to $16,565 plus HST, depending on the size of your home

The heat pump heats and cools. The furnace takes over on the coldest nights. More up front, less on the gas bill every month after.

  • The same two-stage gas furnace
  • Cold-climate inverter heat pump, still heating at −30 °C
  • Matched cased coil

Both prices include

  • Sheet metal transitions formed for your furnace
  • Nitrogen-purged refrigerant brazing
  • Electrical whip and disconnect
  • Digital touchscreen thermostat
  • Vibration isolation pad
  • Ten-year manufacturer parts warranty, registered by us
  • Lifetime heat exchanger warranty on the furnace
  • Ten-year labour warranty from us
  • Two days, both of us on site

We only sell complete systems.

Not because we will not split them up. Because splitting them up is how you end up paying twice.

The furnace and the outdoor unit are rated as a pair, and so is the coil that sits between them. Put a new furnace under an old coil and the efficiency number on the box stops meaning anything, because that number was measured with its matching half.

Then there is the second visit. Replace the furnace now and the air conditioning in three years, and you pay for the refrigerant work twice, the electrical twice, and two sets of days with people in your basement. It costs more than doing it once, and it is a worse system in between.

So we do it once, properly, and the price on this page is for all of it.

If your situation is different, say so. If the furnace has failed and the air conditioning is only a few years old, call us. We will tell you honestly whether waiting until both are ready is the better move, even though that means we do not get the work this year.

Five parts, one system.

Sized together, ordered together, commissioned together.

A two-stage gas furnace stands at the base, carrying a matched cased evaporator coil, topped by a custom-formed tapered sheet-metal plenum transition with airflow rising through it. A nitrogen-purged refrigerant lineset, liquid and suction, runs from the coil across to an outdoor cold-climate inverter unit standing on a vibration-isolation pad. 1 2 3 4 5

Both of those are measured rather than asserted: the static pressure, both ways and what happens inside the pipe.

Why the spread is so small.

Two and a half thousand dollars separates the smallest system we fit from the largest. That surprises people, so it is worth explaining.

Most of what you are paying for does not change with the size of the house. Two tradesmen are on your home for two days whether it is a twelve hundred square foot bungalow or a three thousand square foot two-storey. The transitions still get formed on the bench. Every joint still gets purged. The commissioning still takes as long.

What changes is the equipment, and between a one and a half ton unit and a three ton unit there is about nine hundred dollars in it. That is the whole difference.

It also means a bigger house is not a licence to charge more, which is why the number is the same whoever is asking.

What would change it.

We price for a changeout and the ordinary surprises are already in the number. These four genuinely sit outside it, and they are rare.

  • Asbestos in or around the existing equipment, which has to be removed by a licensed abatement contractor before we can work
  • No gas line to where the furnace goes
  • An electrical panel with no room for the circuit the new equipment needs
  • Ductwork that has to be rebuilt rather than adapted

If we find any of them when we visit, we tell you what it costs before anything is ordered, and you can take your deposit back and walk away. We do not start work and raise it halfway through.
